Property Upkeep
Requirements
The purpose of the HOA is to protect
the value and desirability of our community. To assist in this
goal, residents should maintain their property according to the
rules and guidelines set forth in Article VI of the Covenants,
Conditions and Restrictions (CCRs) of the Greenbrier HOA.
- Trash, debris or building materials shall not be permitted
to remain in view of the road or neighboring homes (unless it
is contained in a sturdy waste receptacle) except on days of
trash collection. No bottles, cans, trash, garbage, stumps,
waste refuse, dirt or any other material of any kind or description
shall be stored on any lot.
 
- Every Lot and the area between the property line and the road
surface shall be kept clear of all brush, tall grass and weeds
by the Lot Owner. Grass shall be trimmed so as not to exceed
six (6) inches in height. All grass clippings must be bagged
and properly disposed of. Common areas and street drains are
not to be used to dispose of grass clippings.
 
- No vehicle in disrepair shall remain on any street for longer
than 24 hours. Repair or upkeep of vehicles shall be restricted
to the homeowners property, specifically the driveway or garage
unless an emergent condition dictates otherwise.
 
- There shall be no storage of boats, recreational vehicles
or commercial vehicles on any Lot, in the Common Areas, or on
any street.
 
- All sidewalks must be kept free of debris.
 
- The exterior of all structures (including doors, windows,
siding and roofs) shall be kept in good repair and free from
visible mold.
 
- According to the St. Mary's County Animal Control Regulation,
an animal at large or causing damage to property (to include
defecating in public areas) is considered a public nuisance
and is punishable by a $50 fine (section 212.11)
 
CONSEQUENCES & ENFORCEMENT
 
If you are found to be in violation of the above requirements, you will receive a written warning from the HOA. After 3 written warnings the matter will be turned over to the HOA attorney for further action.
